A note on methodology

How to read the numbers on this page

Every figure on this page is pulled from one of three sources, each labeled inline. Median sale price, days on market, and active inventory counts come from the Northwest Suburban MLS (NSBAR member feed), refreshed on the first business day of each month. Closings, list-to-sale-price ratios, and average net savings are pulled from our own internal transaction ledger, audited quarterly against MLS records. Hyperlocal price-per-square-foot figures for the 27 neighborhoods we track weekly are produced by our in-house data analyst and timestamped at the bottom of each report.

Headline stats like "median price" tell you where the market sat last month. They do not tell you what your specific block, school boundary, or floorplan is worth this Tuesday. That distinction — between a market statistic and a true market position for your home — is the entire reason we publish weekly neighborhood reports and include a free pre-listing home readiness audit with every listing consultation. The portal headline is the starting line. The audit is the race plan.

Inventory by buyer segment

Beyond the median-priced market: where the $700K+ move-up, the 2-flat investor, and the first-time buyer each find their inventory.

The northwest suburbs are not one market — they are four, sitting side by side. Our team tracks active inventory across each segment so buyers and sellers can see where their competition actually is this week.

  1. 01

    Luxury move-ups, $700K and above

    Inverness, South Barrington, and the east-side St. Charles corridor are the inventory source for buyers trading up from a $500K colonial. In 2024, 38 of the 41 $700K+ closings we tracked in these three areas closed at or above list price, with an average of 14 days on market — a function of low active inventory (typically under 22 listings at any moment) and qualified-buyer demand from incoming corporate relocations along the I-90 corridor.

    Multi-family and 2-flat inventory

    Cook County investors evaluating 2-flats and small multi-family properties concentrate on the eastern edge of the service area — Streamwood 60107, certain pockets of Hoffman Estates 60169 near the Schaumburg border, and the older Schaumburg 60193 blocks east of Roselle Road. Inventory in this segment is thin and turns quickly; our team tracked 9 multi-family closings in 2024 with an average 9-day market exposure, frequently to buyers who had been waiting on a specific block or school boundary.

    First-time buyer starter corridors

    First-time buyers priced into the $280K–$380K range typically focus on Streamwood 60107, the western Hoffman Estates 60194 zip, and the older Palatine 60067 inventory near the downtown core. In 2024, our buyer-side clients in this segment negotiated an average of $7,840 below asking across the 47 tracked purchases — a direct result of pairing each buyer with a dedicated agent who lives within six miles of the target neighborhood and runs a fresh pull of comparable sales the morning of every showing.

  4. 04

    The right-size downsizer

    Empty-nesters moving from a 3,400-square-foot colonial into a low-maintenance ranch or townhome are a fourth, often-overlooked segment. Inventory for these buyers clusters in the newer Palatine 60067 subdivisions built after 2018 and the Inverness ranch conversions listed in 2023–2024. Pricing for this segment is the least portal-accurate of the four — homes are frequently miscategorized by square footage bands, which is why our in-house data analyst publishes a separate quarterly "right-sizer" report keyed to single-level floorplans and HOA-land parcels specifically.
